    Why metro proximity matters

    Warsaw metro is the city's most reliable transport mode. It avoids traffic, runs frequently and gives predictable access to the centre. That is why apartments near metro stations usually cost more.

    Rule of thumb: apartments within 500 metres of a station often command a clear premium over similar flats more than 1 km away.

    What distance is optimal?

    Up to 500 m

    Ideal. Roughly 5-6 minutes on foot and maximum daily comfort.

    500-1000 m

    Very good. Around 10-12 minutes on foot and a strong price-to-comfort balance.

    1000-1500 m

    Acceptable if you have a bike, scooter or a convenient bus connection.

    Over 1500 m

    Far from metro. Check feeder buses and alternative transport carefully.

    Warsaw metro lines M1 and M2

    M1 runs north-south from Młociny through the centre to Kabaty. It is crucial for Bielany, Żoliborz, Mokotów and Ursynów.

    M2 runs west-east from Bemowo through central Warsaw toward Praga and Targówek. It is especially important for Wola, Bemowo, Praga and Targówek.

    Tip: Świętokrzyska is the transfer station between M1 and M2. Living near it gives excellent flexibility across Warsaw.

    How metro distance affects apartment prices

    Metro proximity is not the only pricing factor, but it matters when comparing similar apartments. Building condition, floor, exposure and noise still need separate checks.

    Typical market pattern:

    • Up to 300 m: strongest convenience premium
    • 300-600 m: still clearly attractive
    • 600-1000 m: usually a good compromise
    • Over 1 km: transport quality depends on buses, bikes and exact routes
